We just returned from a one week anniversary holiday at Ty'nYFfynnon Cottage and OMG it was everything we hoped for and more. Firstly, after reading the reviews here we were pleasantly surprised by how relatively short and easy the hike up the hill was. Yes, it's steep in bits, but it's nowhere near as cumbersome as some of the previous guests made it out to be if you are reasonably fit and you get rewarded by the most incredible views all the way up. Joanne is an absolute star she has a great sense of humour & is super friendly and mega helpful. And the cottage itself? It's an absolute dream. It was sparkling clean, one of the best stocked holiday cottages we have stayed at and we travel around a lot, cosy and beautiful top to bottom. Having our morning coffee at the top table in the stunning tiered garden or in the hot tub was one of the highlights of our day. We never missed a sunset from the bay window overlooking Barmouth bay and loved our nights spent in front a crackling fire in the lounge. As if this wasn't all amazing enough, the area is absolutely stunning. The town has tons of great little shops, pubs and restaurants and the people are incredibly friendly and warm. We had a wonderful time at Ty'nYFfynnon and we will undoubtedly book again!

A wonderful property with spectacular views. The walk up was a challenge but it did warn of this, I wouldnt recommend for young children as the steps internally and externally are tricky. The fire was lit for us on arrival and Joanne quickly showed us around and left us to it. The hot tub was wonderful after walking during the day, plenty of towels provided. We hope to return.

Lovely house is a beautiful village. As listed it is up a steep hill.. this is VERY steep, I would say anyone who is unfit, has young children or any sort of mobility issues this is a defo no! If you can it is worth it for the view and experience. Great communication and help from owners. My only negative would be the high chair, it said one on request which I did however it is a camping small seat which sat low on the floor, my baby wouldnt sit in so couldnt eat with us and actually didnt eat at all as only eats sat in a chair! Had I of known I would have brought my travel one. Also only 6 chairs to eat so if 8 of you then you cant eat all at the same time. Dont let this put you off but would arrange accordingly.

As has been commented on in previous reviews the stairs are a safety issue. The outside stairs would not be safe for small children or older people especially when wet.The flight of stairs to the top floor is more like a ladder and probably does not fulfill building regulations. If an important part of your holiday is home cooked family meals a hope for fine weather there is nowhere to gather around a table inside b bring your own serving spoons and dishes, lasagne dish, quiche dish, rolling pin, lemon squeezer etc etc Overall, the cottage is OK you are paying for the view.

We had a brilliant stay, the views are absolutely spectacular we didnt want to go home! The cottage had everything we needed and the walk up didnt put us off, we enjoyed it. The hot tub and garden were amazing to enjoy the view. Joanne was so helpful and accommodating. We will definitely be back!
The property was stunning,clean and very comfortable. The listing of the property by sykes was inadequate. The walk up to the property was extremely steep and no where in the advert did dykes warn us. My elderly farther fell and the property manager very kindly came back and gave him a lift up to the house otherwise he wouldn't of made it. He was stuck in the house the whole time unable to go out because he couldn't walk down the large hill. I don't feel we where warned at all. Ruined the holiday.
Had an amazing break in this wonderful cottage. Yes, its up a steep hill but we found different routes up and down and it took about 10 mins from beach front reasonably fit group of adults and a 4 yr old. Everything you need is provided and the view from the hot tub was well worth the climb. Already looking at dates to re book and I never normally like to return to the same place.
A beautiful and comfortable property with lots to enjoy in a stunning location. We were made to feel very welcome as soon as we met Joanne who showed us around and gave us some info on the area to make the most of our stay. The property had everything we needed, home from home comforts and lots more. The family thoroughly enjoyed a totally relaxed holiday. We really enjoyed exploring the different routes up to the property, quaint little passage ways passing so many different charming houses. We would definitely love to stay again and would highly recommend this property. Brilliant communication with both Sykes and Joanne. Thank you for a wonderful family break with memories to treasure.
Cottage was beautiful , hot tub and views were amazing . Cottage was spotlessly clean and JoAnne, housekeeper was a superstar. Distance from car parking was further than expected and climb to Cottage was very steep, steps a little easier We all had a really good break in a beautiful setting x

DO NOT RENT THIS COTTAGE IT IS A COMPLETE DEATH TRAP & EXTREMELY DIRTY, WE HAD TO CLEAN THE ENTIRE PLACE OURSELVES WHEN WE GOT THERE. We checked out early it was that bad. Have tried to negotiate with the owner, but sadly to no avail so hell be hearing from my solicitors now.

Beautiful cottage with breathtaking views of Barmouth and unforgettable sunset displays. The cottage is clean and well equipped, comfy beds and lovely fireplace. I do, however, second Graham's NOV23 comments regarding significant points missed out in the property description regarding accessibility that could directly impact someone's experience. Any person with mobility issues should avoid this property as they will really struggle and require assistance like my inlaws did. It takes over 20 minutes walking not 56 minutes from the car park to get to the cottage and most of it is a very steep incline. Please ignore Google maps, no vehicles can go uphill, unless you're on a quad bike or a very small 4x4. No taxis or food deliveries go to the cottage either. If looking from the beach, the cottage seems to be the highest one on the hill, hence the amazing views! Tony was very helpful, we had a problem with the front door lock and as soon he was made aware of it by us, he acted promptly and had it rectified. Amazing property for the fit and healthy!

First of all, we all thoroughly enjoyed our stay at TynYFfynnon. Its unique location makes the climb up the hill very worthwhile! However, there are several important omissions in the description of the cottage that could have a detrimental bearing on the stay by the elderly, disabled and young children. There is no mention about the following, which in some cases could be considered to be hazardous 1. There is no internal access to the lower floor bedroom. The only way to access this bedroom from the living area, was to use a choice of two sets of external stone slate steps that were uneven and of different heights in places. Not good on dark and wet evenings! 2. The open stairs to the first floor are of polished wood with very shallow depth on the bend at the bottom of the steps. The bend proved to be difficult to use especially when descending from the first floor. 3. Similarly, the open stairs to the second floor are of polished wood. This time, the potential hazard is at the top of the staircase where you have to navigate a right turn with a higher than usual step and nothing to hold on to. There is also an unguarded large gap on the right of the staircase at this point. 4. The outside tiers are fantastic but extreme caution needed to be used when using the steps as they are made of slate which were uneven and of different height in places. We hope the above comments are taken as constructive criticism as they are not intended to undermine this fantastic cottage. Anyone who is able bodied and not too young or old, will probably cope well with the layout . The cottage is very comfortably furnished and the kitchen and lounge are both fantastic, with superb views overlooking Barmouth harbour. There were five of us in our group, all pensioners with varying degrees of mobility. We all felt Sykes should have mentioned the above points, especially with regard to health and safety. Joanne our housekeeper was extremely helpful throughout our stay nothing was too much trouble.

Beautiful property with amazing views! Our party consisted of 6 adults, 2 children & 1 dog. The property had everything you needed for a comfortable stay. The hot tub is a nice touch, especially after the graft of walking back up the hill it is a tough walk especially with a pram & 2 children. Joanne is lovely, she meets you at the designated car park & takes all luggage up to the property on her quad, told us everything we needed to know, happy to help with anything. We would definitely return. Thank you
